Why you only need to work with one Realtor

Unlike the UK, where you go from one Estate office to another looking for the home that fits your requirements and budget, here in Florida we have the MLS, the Multi Listing System. This system allows us to share all our listings, therefore eliminating the need to have numerous agents working for you.

The MLS enables us to enter all your requirements into the computer such as, price, number of bedrooms, bathrooms, size of property, year it was built, swimming pool, if it's a condo, you can enter what floor you wish to live on, and most important, the Area/location, including golf course, water/garden or preserve views.

The computer will then pull-up all the MLS properties that fit you criteria, with pictures in colour, or virtual tours, without even leaving our office, you can choose all the properties that you would like to see, we set-up an appointment via the listing agent, and exclusively show you the properties, it's that simple, and what's more, it's Free.

REMEMBER when in Florida you only need to work with one Real Estate Agent. After leaving Orlando, how many times have you asked yourself, "If only I had bought a property in Florida", whether you were thinking of buying Orlando flats, Orlando waterfront homes, Kissimmee area homes, St. Cloud golf course homes, Winter Park waterfront homes or Sanford homes for sale, or even other parts of Orlando or Florida, now is probably the best time to buy, the housing market's traditional spring selling season - which commonly takes place between March and June - has officially started, and buyers ready to purchase should make their move now because the median price of homes in Orlando has dropped back to its 2006 level ($240,000), if your from the UK, "What about those exchange rates" you can buy a home at virtually half price!

The average price of single-family homes currently for sale are priced in the $250,000 - $300,000 range.
The largest percentage of condos (flats) sold last month fell within the $140,000 - $160,000 range.
The largest percentage sales for duplexes, town homes, and villas were sold for between $200,000 and $250,000.
